How the numbers are built

Where the data comes from

Sales: 1,364,226 DLD-registered sale transactions to 14 Sep 2026. Source: Dubai Real Estate Data (dubairealestatedata.com), based on Dubai Land Department open data, licensed CC BY 4.0; the data is processed by Real Estate IQ (filtered, grouped and summarised as described here). The site shows the file’s last sale date beside its figures.

Projects: the DLD project register, DLD register read 3 Oct 2026: 3,833 projects, with project details (completion date, start date, escrow bank, inspections) for 3,294 of them. Completion dates and % built are shown exactly as the register lists them.

Coverage: 3,163 project pages (3,129 matched to the register by name, 34 not on it), 182 area pages, 848 developer pages.

Definitions

SalesEvery registered sale in the file, all property types.
HomesFlats and villas by DLD sub-type (Unit: Flat or Stacked Townhouses; Villa; villas typed Building from 18 Feb 2026), with no data-quality flag. Offices, shops, hotel rooms and apartments, land and whole buildings are left out.
Off-planDLD's own registration type: Off-Plan.
Price per sq ftThe median of price per sq ft over home sales. On the site it always says its months: Median price per sq ft, homes, Jun–Aug 2026.
Three monthsThe three full months to the last full month of registrations: Jun–Aug 2026, compared with Jun–Aug 2025.
Twelve monthsThe twelve full months to the last full month: Sep 2025–Aug 2026, compared with Sep 2024–Aug 2025.
YearsCalendar years from Jan 2019; the current year is partial and labelled “2026 to 14 Sep”.
Launch priceFor each size: the median price per sq ft of off-plan home sales in the first 90 days after the project’s first off-plan home sale, against the median of all home sales of that size in the latest three full months; shown where both have at least 5 sales.
Area namesDLD registers sales under district names. Where one DLD master project name is on at least half of a district’s sales over the twelve months, the site uses it as the area’s name and shows the district beside it; otherwise it uses the district name.
DevelopersEach project’s developer is the DLD developer entity the project register lists. A developer page groups one or more entities and lists them with their DLD numbers. Projects whose names match nothing on the register are shown without a developer.

Completion dates and % built

For each project we show what the DLD project register lists: its status, the completion date, the % built at DLD’s latest inspection with the date of that inspection, and the inspection history. We don’t add a pace, a projected finish or a rating, and we never show the date we read the register as an inspection date.

Example: Binghatti Skyrise is active on the register, with a completion date of 31 Dec 2026; it was 22.4% built at DLD’s inspection on 23 Apr 2026.

How we make money

We earn two ways: brokers pay a flat fee for a buyer who asked to be introduced, and advertisers pay for marked slots. Nobody can pay to change a figure. Sponsored slots are marked and sit apart from the figures.
