A registered price is what a buyer actually paid, recorded by the Dubai Land Department when the sale was registered. An asking price is what a seller or developer hopes to get. Comparing the two takes four steps.
1. Compare per square foot, with the right size
Divide the price by the size in the sale contract, and compare like with like: the same price over a larger size, such as one that counts balconies or shared space, gives a lower price per square foot.
2. Compare with the same size in the same project
Each project page shows the median registered price and price per square foot for every size over the last twelve months, with the number of sales. With fewer than five sales we show no median.
3. Compare with the area
Take DAMAC Riverside Views - Capri 1. Its 729 one-bedroom home sales over Sep 2025–Aug 2026 registered at a median AED 1.2m, AED 1,451 per square foot; a quarter of them sold above AED 1.4m. Across Dubai Investment Park Second, one-bedroom homes registered at a median AED 1,452 per square foot over the same months. An asking price above the upper quartile is higher than three in four of the registered sales of that size there.

4. Add the costs
For registering a sale, the Dubai Land Department lists a fee of 4% of the sale value, 2% from the seller and 2% from the buyer, plus fixed fees (DLD, Property Sale Registration). Other costs, such as trustee charges or an agent’s commission on a resale, vary by deal, so ask for a written breakdown before you pay a deposit.
