What this site is

A reading of Dubai Land Department open data. Every figure is a transaction somebody registered with DLD, arranged so you can find it.

Who we are not

We are not a real estate broker and hold no brokerage licence. We are not a property developer. We are not affiliated with, endorsed by, appointed by or acting for the Dubai Land Department, RERA, Dubai Pulse or any other government body, and our use of their open data does not imply any of those things. We do not list property, do not represent a buyer or a seller, and are not a party to any transaction this site describes.

Where the site puts you in touch with a broker, that broker is an independent business. We do not supervise their work, we do not guarantee it, and we take no commission on anything they sell you.

What it is not

It is not advice. Not investment advice, not valuation, not a survey, not a broker opinion. No number on this site is a price you will get or a price you should pay. The register lags the deal, names are free text, and DLD amends rows after the fact. How the numbers are built sets out every cleaning rule and every known gap, and you should read it before you act on anything here. If you are about to move money, get your own professional advice and check DLD’s own record.

We do not warrant that the data is accurate, current or complete, and we are not liable for a decision taken on the strength of it.

Price calls

A forecasting board scored in points. Points have no cash value, cannot be bought, sold or withdrawn, and are not a stake in anything. No money changes hands and there is no payout. A market settles from the next DLD snapshot by a published rule; if the data needed to settle one is missing, the market is voided and every call in it scores zero.

Using the data

The underlying DLD data is open and carries its own licence, named on the method page. Quote our figures, chart them, write about them, with a link back. Do not scrape the site wholesale or rebuild it as a competing product; if you want the aggregates in bulk, ask and you will probably get them.

Advertisers

  • Text only. No images, no scripts, no tracking pixels. Links carry rel="sponsored".
  • A booking is confirmed when the invoice clears. A sealed bid costs nothing unless it wins, and a winning bid is invoiced at the amount bid.
  • Copy that misstates a price, a completion date, an approval or a licence is pulled without refund. So is anything an advertiser is not licensed to sell.
  • Ad slots buy attention. They never buy placement in a table, a ranking, or a figure.

Brokers

  • Claiming needs a verified account and a current RERA broker registration.
  • A lead is sold once, to one broker, at the price shown when it is claimed. Claims are invoiced monthly.
  • The person in a lead asked to be contacted about that property or area, and nothing else. Do not add them to a list, resell their details, or pass them on. One breach ends the account and every claim on it.
  • A lead with details that do not work is credited if you say so within seven days.

Accounts

One account per person, your own email, 18 or over. You can delete it whenever you like and it takes everything tied to it, except billing records we are required to keep. We can close an account that is being used to scrape, to spam the people behind leads, or to game the price-call board, and we will say which.

Availability

The data rebuilds weekly and the site is served as static files, so it is usually up. There is no uptime promise, no promise the upstream government sources will keep publishing, and no promise a given page will still exist next month.

Law

These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai, and the Dubai courts have jurisdiction.
